THE average price of an Oldham home can vary by nearly £200,000 despite some being only a few miles away, figures have revealed.

Some of the most expensive homes in the borough, in places like Delph, Uppermill and Greenfield, cost an average price of more than £250,000 in 2017, significantly above the North West average of £165,500.

However, in the centre of the town, properties fall to an average of around £72,000, with homes in areas like Featherstall and Limeside faring little better.

Since 1995, the cost of homes has risen slowly, roughly in line with the North West rate but, because the prices started at a lower point, they have never overtaken the rest of the region, instead settling around £10,000 below.

In terms of postcodes, the most expensive areas fall under OL3, the area around Uppermill. While the least expensive are OL1, around the town centre, and OL8, close to Limeside.

Some of the difference probably comes down to the different kinds of properties which make up each area. Flats and terrace homes are worth around £104,000 on average, compared to semi-detached homes, at £150,000 and detached properties at £261,000.

Compared to similar areas across the region, house prices in Oldham are relatively low. In Manchester, for example, the average cost of a home is closer to £200,000 and has undergone a huge increase since 2015, while in Stockport the average reaches nearly £250,000.

Greater Manchester mayor Andy Burnham has declared his aim to build significantly more homes across the region, although his plan, The Spatial Framework, has been repeatedly delayed.
