PLANS are in the pipeline to build a convenience store on the site of a former pub in Shaw with the name of the operator not yet revealed.

A planning application has been submitted to the council to construct a shop where the Kings Arms on Oldham Road stood before it was demolished in 2011.

The proposals have been submitted by applicant Warrior Developments Limited.

The planning agent said the identity of the retail chain cannot be disclosed at the moment.

A planning document states: “The current proposals involve the comprehensive redevelopment of this prominent vacant site to provide a convenience foodstore occupied by a national operator with car parking, service/refuse areas and other associated works.

“The customer car park will be provided to the south of the proposed building and will accommodate a total of 15 spaces, including two disabled bays.

Two Sheffield style cycle stands will be provided to the area to the front of the customer entrance.

“Vehicular access will be taken directly from Oldham Road via the access point that historically served the former public house use, which will be upgraded to facilitate the proposed redevelopment of the site.”

The site comprises a cleared stretch of land formed by the area of hardstanding that provided the car parking associated with the former public house and the concrete slab of the ground floor level of the building that stood there.

The plans state: "The proposals also represent significant capital investment in the area and will generate a number of additional job opportunities for local people in both the operational and construction phases.

"It has been clearly demonstrated that the current application proposals will secure the comprehensive redevelopment of this prominent vacant site with a high quality commercial development that respects the character of the surrounding built form in terms of scale, massing, layout and the use of a complementary palette of materials.

“The proposed development will therefore have a significant positive impact on the character, appearance and environmental quality of the area.

"Moreover, the application proposals will not give rise to significant harm to the amenity of neighbouring occupants.”
