A derelict pub in Oldham has gone up for sale with approved planning permission to demolish the building and erect three townhouses.

An application was submitted in September last year to transform the former Bulls Head Inn in Grains Bar into three dwellings.

The site concerns the corner of Ripponden Road and Buckstones Road and despite two objections from concerned neighbours to the plans, the application was approved in February this year.

One neighbour said they feared the development would be an "eyesore" and would "take away the beauty of the area" while being too close to other houses.

Another said they thought the properties would be "completely out of character" of the other stone-built dwellings in the small hamlet of Grains Bar and similarly feared the rear windows would lead to them having "no privacy whatsoever".

But now the plot has gone up for sale on the property advertising website, Rightmove, with offers starting from £495,000.

Described as a "huge" development opportunity, the site comes with demolition approval of the derelict pub plus plans to build the three "ultra-modern" new build townhouses.

The plans reveal each home will span three storeys but will differ in size.

House A would be around 1,505 square feet and consist of an open plan living space, four bedrooms, an ensuite to one of the bedrooms and two family bathrooms.

House B would be slightly larger at around 1,793 square feet with "ample" open-plan living space with four bedrooms, all of which have an ensuite.

Finally, house C would be of the same size and layout of house A.

According to Rightmove, the development boasts ownership of approximately half an acre of green belt countryside which could potentially be developed in the future.

It also states the townhouses would sit in a "stunning" location with "breathtaking views in all directions".
