The top three neighbourhoods to buy in Oldham this year have been revealed.

Local estate agents, Ryder and Dutton, have said Oldham's property market is booming - and there are some areas in the borough that the branch predicts will be property hotspots throughout 2024.

Tony Boardman, manager at Ryder and Dutton's Oldham branch, said: “The Oldham property market is in a really healthy position and sales and prices across the area have remained steady, despite what’s been going on in the wider economy.

"Buyer registrations are still high, and we also receive a lot of first-time buyer interest, which is always a sign of a healthy market. 

“Now is a great time to buy in Oldham, and these are the top three property hotspots which I think will prove most popular amongst buyers this year.”

1. Royton

The property boss picked Royton as a favourite destination amongst buyers.

He said: "Royton is similar to the popular area of Chadderton and offers a brilliant range of family homes to choose from, including semi-detached and detached properties.

"Over the past couple of years, there’s been an explosion of new independent cafés and bars opening in the area, which is driving more people to want to move there.

"The area also benefits from a range of good local schools, some of which have recently been modernised.

"These schools have helped to drive prices up across the area and we’re seeing more families with young children wanting to buy in Royton, helping to drive up the average price in the area to £220,000."

An example includes this four-bed detached family home on Highfield Drive which has an asking price of £460,000.

It is comprised of an entrance hall, family lounge, a "beautiful" modern kitchen/sitting room and diner, utility room, play room, downstairs toilet and four "good size" bedrooms with a contemporary ensuite to the master bedroom.

The property boasts approximately 1,700 square feet of living space and is presented in an "exemplary fashion", with modern fixtures and fittings, plus maintained gardens, a garage and off-road parking.

2. Uppermill

The village of Uppermill, which sits in the Saddleworth area of Oldham, has also been identified as a top spot to buy.

Mr Boardman said Uppermill is home to a "bustling centre" that is "packed full of independent shops, bars and restaurants" while sitting in the heart of the countryside.

He added: "It nestles the border of the Peak District while only being a short drive from Oldham town centre, offering residents a brilliant mix of urban and rural choices.

"It also offers an eclectic mix of homes, ranging from traditional stone character buildings to more modern new builds, so there’s a good selection of property types to choose from.

"These things combined make Uppermill a highly desirable spot for people looking to buy and there’s always a lot of interest in homes for sale in the village."

Another four-bedroom home in Uppermill is being advertised by the estate agents, which is for sale for £445,000.

The detached home is described as "ideal" for a family, offering "good room sizes" and accommodation which spans over three floors.

It is comprised of an entrance hall, utility room, downstairs toilet and an open plan kitchen and dining room with a "spacious" rear-facing lounge with patio doors that open to the garden.

It also contains a home office/study while the master bedroom has an ensuite shower room and two double bedrooms on the second floor have fitted wardrobes and storage.

Outside, there is a courtyard garden at the front and an enclosed garden with a patio terrace at the back with flower beds, a decked seating area and access to a garage which has been converted into a sauna and hot tub spa room.

3. Chadderton

Finally, Chadderton has been identified as the third most desirable area for homeowners to buy in Oldham.

Ryder & Dutton say the area has been one of Oldham's most popular areas "for years", and predict it will remain a popular hotspot in 2024 and beyond.

Mr Boardman said: "It’s hugely popular with young families because of the range of excellent schools across the area and the wide range of properties on offer.

"We see a lot of people with babies and pre-school aged children looking to buy in Chadderton, and the people who move to the area tend to stay in it for a long time, so there’s a great community feel.

"Chadderton also has brilliant transport links, making it an easy place to commute to Manchester and other areas across the north."

This two-bedroom terraced home on Turf Lane is currently available for £150,000.

Earmarked as a potential ideal home for a first-time buyer, the "traditional" property has "warm" and "tasteful decor throughout".

To the ground floor, there is a lounge, modern kitchen with a kitchen island and a "handy" storage space beneath the stairs.

The first floor is comprised of two double bedrooms and a three-piece bathroom, plus access to a "sizeable" loft space.

Outside, there is a "delightful" enclosed back garden with astro-turf and on-street parking.
