Plans to build more than 130 carbon neutral homes in Derker, a third of which would be affordable, are set to be decided on by the council's planning committee.

A proposal to build a total of 132 homes at four separate sites will be put before the planning committee on Wednesday (April 17).

The four locations are all in close proximity and the plans lay out how 47 homes would be built on Abbotsford Road, 29 would be built on Evelyn Street and 28 homes would be built on both London Road and Cromford Street respectively.

The homes would be developed by Hive Homes and 43 homes, roughly a third of the total proposed properties, would be made affordable.

These would include 23 that would be affordable rent properties and 20 which would be shared ownership dwellings.

Three of the sites - Abbotsford Road, Evelyn Street and London Road, are all currently flat, vacant plots of land occupied by grass surfaces, while the fourth site on Cromford Street is the site of the former Cromford Mill and faces the Derker Metrolink Park and Ride site.

The site had been occupied by trees and shrubs until the small wooded area was flattened to make way for the proposed homes.

The houses developed on Cromford Street will be built on a slope and the gardens will adjoin with the rear gardens of existing homes on Acre Lane.

However, an application report prepared by council planning officer Graham Dickman states there would be a "satisfactory degree of privacy" between existing residents on Acre Lane and future occupiers on Cromford Street.

Each home would have a garden and parking space, with the number of spaces depending on how many bedrooms will be in the property.

The effort to make the homes carbon neutral would see each home built with a timber frame structure clad with facing bricks and each frame will be highly insulated and will form a fully insulated envelope, thus reducing cold air infiltration.

The planning committee has been recommended to approve the proposal.
