A proposal to demolish two vacant buildings and replace it with new homes has been lodged, planning documents have shown.

A planning, design and access statement prepared by Caroline Tamworth Planning on behalf of Venture Estates addresses the plans surrounding the buildings on Grafton Street in Moorside.

The adjoining buildings are have been empty for two years and are in a largely residential area, while the plans would see them knocked down to make way for two three-bedroom homes.

Caroline Tamworth Planning says: "The buildings are in poor condition and would require extensive repair, or possibly completely rebuilding, to have a hope of securing a new commercial tenant."

The document adds that trying to repair the buildings would require a level of financial investment that is "not feasible" and the site is likely to remain vacant and unused unless a new development takes place.

According to the planning statement, the homes would be designed in an ‘L’ shape, with four car parking spaces.

The areas around the proposed homes would be landscaped to provide a shared amenity space to the front and private gardens to the rear.

Each house would have three bedrooms, along with a living and dining room, kitchen, utility room and toilet on the ground floor, while the first floor would have three bedrooms, one of which would be ensuite, along with a shared bathroom .

The houses would be made from red brick and have a tiled roofs.

Along with the existing buildings, the stone wall in front of them would be removed as well.

The planning document describes the existing buildings as being of "poor visual quality" while the adjacent yard is "unkempt" and prone to vandalism and anti-social behaviour.

It adds that the homes would be designed to accommodate Oldham families and would see the developments take place on a sustainable location.
