The £15.7 million agreement between First Choice Homes Oldham (FCHO) and developer Vistry Group will see the homes delivered in Fitton Hill, Oldham, with a focus on meeting the demand for larger family properties.
The development represents FCHO’s largest scheme to date in terms of the number of homes and its second largest by value, following the £20 million West Vale project in Coldhurst.
Andy Ewart, deputy chief executive at FCHO, said: "This major new investment by FCHO in affordable properties for Oldham is going to help us deliver the much-needed family homes the area needs.
"Crucially they will be located where people want to live, where they are close to transport links and can benefit from existing infrastructure and amenities.
"The announcement also demonstrates we are on track to build at least 600 new properties in the next few years as we partner with experienced developers like Vistry Group to deliver our new homes strategy."
The 101 homes will be built across two sites off Rosary Road, including the former Fitton Hill Secondary Modern School and a nearby greenfield plot.
Planning permission has been secured and construction is already underway on the first site, with work on the second due to start this month.
The project is expected to be completed by the end of 2027.

The development will include homes for social rent, rent to buy, and shared ownership, each designed with sustainable features to help reduce living costs.
Of the total, 64 will be three or four-bedroom houses, with 29 of those located on the former school site.
At the other parcel, 72 two and three-bedroom properties will be available.
